That demand has also pushed up prices in the suburbs.
That doesn’t mean any suburban property is fine, though. Proximity to a train station and the property’s landmark potential remain important factors, and good accessibility to Osaka or Kyoto for commuting is a big deal, too.
So where is that, exactly?! Considering commuting convenience to Osaka, W Towers and Brilia Tower Minoh-Semba(ブリリアタワー箕面船場) seem like good choices. But if you also need easy access to Kyoto, I recommend Premist Tower Senrioka!

Tower condos with direct station access (especially covered walkways) are really rare, whether in Osaka City or the suburbs. Among those, there aren’t many that also have multiple commercial facilities directly connected.

Lately, Mitsui Fudosan tends to price its first-round sales fairly high, but it’s still generally true that the first round is the cheapest. Even though this condo is in Kita Ward, I’m expecting the price to be lower than Mitsui’s Park Tower Osaka Dojimahama, because it’s a bit further from the heart of downtown. (From what I’ve heard about the price… well, we’ll see…)

To be honest, is this location really good? I have my doubts. But this 36-story tower rising in a spot where there have been almost no tower condos should offer great views and is a project worth keeping an eye on.
Near Grand Maison Nishi-Tenma 4-Chome Tower, the brand-new Brillia Yodoyabasshi(ブリリア淀屋橋) has been on sale post-completion and is finally nearing a sell-out, but sales have not been particularly brisk. The remaining unit is a 5th-floor corner unit, 77m2, priced at 104.9 million yen (about 4.48 million yen per tsubo).
Compared to current new and used condo prices in Osaka, even factoring in that it’s a slab-type condo, that’s not too expensive for a property within walking distance to Osaka Station.

Until last year, Grand Green Osaka THE NORTH RESIDENCE was on sale, and despite completion set for 2026, it completely sold out in 2024 due to high demand. Now, the south tower of that same development is expected to hit the market this fall.
Multiple resales have already popped up for NORTH units, some with parking spots, at prices as high as twice the original. Of course, real estate prices have risen since NORTH was sold, so THE SOUTH RESIDENCE will definitely be more expensive. But it’s guaranteed to attract buyers and investors from across the country.
Again, I’ve heard hints about its pricing… but personally, I’m really excited about this tower and plan to apply again for a “rematch” after missing out on NORTH. I assume THE SOUTH RESIDENCE will also have units with parking spots, but who knows how much those will go for (lol).
By the way, SOUTH has a better location than NORTH, but worse views. If you check the site in person, you can see that the north- and east-facing units in SOUTH are somewhat blocked, so I think the west-facing, south-facing, northwest corner, and southwest corner units will be in the highest demand. Maybe that’ll cause a pricing imbalance, and we’ll see some surprisingly affordable options… I can only hope!
In March 2025, the south building’s commercial facilities at Grand Green Osaka will open, bringing even more energy to the area, and by 2027 (the year before SOUTH is completed), Grand Green Osaka as a whole will be fully open. It’s an area that’ll only get more exciting in the coming years.

So even this year, I stand by the mantra “If you want it now, buy it now,” and “Waiting only means missing out; buy soon and pay down your mortgage!” Some suburban developments do seem overpriced, so there might be talks of price cuts for those, but for the popular projects I listed above, there’s a high chance they’ll raise the price with each round of sales. So get moving early!
