Hello, everyone!

This time, I took a trip out of Osaka for the first time in a while!
And the destination for this trip is here!!

Yes, Hyogo Prefecture’s Kobe City!

In fact, the actual destination is even farther, but this time I checked out the redevelopment situation in Sannomiya, Motomachi, and Kobe, as well as viewed various condominiums in Kobe City by touring around. Please take a look at that first.

Scenery of Kobe

I had been wanting to visit Higashi Yuenchi Park, which was renovated in 2023, but never had the chance until now. Just this alone could raise the value of a condominium in Sannomiya; it’s such a wonderful space.

Osaka has Grand Green Osaka, and Kobe has Higashi Yuenchi Park, so I feel like these downtown areas are getting greener and becoming more child-friendly.

The condominium that might be the last tower residence in Chuo Ward, Kobe City, is the Bay city Towers KOBE(ベイシティタワーズ神戸).

★Latest Used-Property Contract Prices★
The price gap between units with an ocean view and those without is so big that you’d think they’re different condominiums altogether…
Given that ocean-view units have such a large price difference, the view at Proud Tower Tarumizu(プラウドタワー垂水) feels relatively more affordable.

That said, thinking back now, the first-round sale of Bay City Towers Kobe was quite inexpensive, but the ocean-view units have gone up so much in price that it might take another five years or so to completely sell out both the West and East towers…

Because this condominium is far from the station, it tends to attract investors and second-home buyers rather than purely owner-occupants.
It’s a 16-minute walk to Sannomiya Station, and from there about 20 minutes to Osaka. Yes, it’s quite a distance from the station…

On the other hand, Mahkuhari Bay Park Rise Gate Tower(幕張ベイパーク ライズゲートタワー) in Chiba Prefecture, which I wrote about previously, is an 18-minute walk from Kaihin-Makuhari Station (15 minutes from the new ticket gate), then about 40 minutes from there to Tokyo Station. Even so, after the price hike, the maximum lottery draw for units reached around 15 times, which suggests that if the price is attractive, it sells like hotcakes regardless of the distance from the station…

A food hall located just a minute’s walk from Bay City Towers Kobe.
You can get a quick glimpse of the fish swimming in the ata aquarium.

Kobe Arena.
Not many people visit this area on a regular day, so I’m looking forward to seeing how foot traffic changes after the arena is completed.

Anyway, it’s going to be huge.

Kobe Minato Onsen Ren, a luxury hot spring facility that has ranked as the “Yokozuna” (champion rank) in the hot spring rankings for three consecutive years.

It’s a bit pricey and only allows day-trips for those in middle school or older, so it doesn’t get too crowded, which I recommend.
I’m really looking forward to the opening of this hot spring, Ren, in the South District of Grand Green Osaka in March 2025.
Umekita Onsen Ren!

Hot Spring Ranking

No matter when you see it, Kobe’s scenery is always the best.
It’s a real shame that no new tower condominiums will be built in Chuo Ward, Kobe City, allowing you to enjoy this view…

I hope one day we’ll see a new tower condo in Chuo Ward, Kobe City.

Touring Condominiums in Chuo Ward, Kobe City

Wakohre The Kobe Kyukyoryuchi Residence Tower(ワコーレ ザ・神戸旧居留地レジデンスタワー)

★Latest Used-Property Contract Prices★
Built in 2022, this is a relatively new condominium.
The entrance design is incredibly stylish.

The contract price for the higher floors, especially the larger units, is on par with Osaka’s tower condos.

Another selling point is that even on the lower floors, you can still watch Kobe’s fireworks festival from this condominium.

At the moment, Brillia Kobe Former Foreign Settlement(ブリリア神戸旧居留地) is open for viewing and will start first-round sales in mid-November, so if you’re interested, check it out!
(It’s a 70-year fixed-term leasehold property.)

There is also The Parkhouse Kobe Sannomiya, built in 2021, which is another fairly new condominium, but this is also a fixed-term leasehold. Fixed-term leasehold properties have been on the rise in Kobe, too.

Kobe Harbor Tower

★Latest Used-Property Contract Prices★
Personally, the view from the sky lounge is my No.1 among Kobe tower condos.

When it was newly built, a low-floor corner unit of 80㎡ was around 3,700万円 (about 150万円 per tsubo), which in hindsight seems like a super bargain…

THE URBANEX TOWER KOBE Motomachidori(ジ・アーバネックスタワー神戸元町通)

★Latest Used-Property Contract Prices★
For something less than 10 years old, the resale prices are relatively modest, and it’s also close to the station and the shopping arcade, making it a convenient location.

THE RESIDENCE KOBE Motomachidori(ザ・レジデンス神戸元町通)

★Latest Used-Property Contract Prices★
Its exterior design is lovely, and it exudes the essence of a true Kobe condominium.
It’s been 10 years since completion, but because it’s not a tower condo, the prices are still quite attractive.

The Parkhouse Kobe Tower

★Latest Used-Property Contract Prices★
If I were to live in Kobe now, this is the condominium I’d want most. In my opinion, it’s the coolest among Kobe tower condos!

However, its prices are noticeably high among Kobe’s tower condos…
Still, compared to used tower condos in central Osaka, it’s about 20% cheaper, so if you’re looking to buy a tower condo, Kobe might be a good option?!

It’s also a five-minute walk to the large commercial complex “umie” and JR Kobe Station!

Park Homes Kobe The Residence

★Latest Used-Property Contract Prices★
When it was new, people thought, “Why build a slab-style condo in an area full of tower condos…” and sales weren’t great, but now its used prices have gone up a fair bit.

It’s near JR Kobe Station, where rapid trains stop, and that station itself is slated for redevelopment, so this area seems appealing.
Being close to umie is also GOOD!

Brand New! WAKOHRE KOBE Motomachi THE GATE TOWER(ワコーレ神戸元町ザ・ゲートタワー)

Wada Kosan, based in Kobe, develops the popular “WAKOHRE” series in Hyogo Prefecture.

This newly built condominium (19 floors) is almost directly connected to the station. If you walk through Motomachi Shopping Street, you can get to Daimaru Kobe without getting wet in the rain, and shopping in Motomachi or Sannomiya is always fun. This location is wonderful!

From the nearly connected Nishi-Motomachi Station, it takes about 37 minutes on the Hanshin line to Hanshin-Umeda Station (the ticket gate is right in front of Hanshin Department Store), so it might actually be quite convenient.
(Plus, because Umeda is the first station on the return trip, you’re guaranteed a seat, which is also appealing.)

If you’re looking for a new-build condominium in Kobe City, this is one to actively consider.

The Parkhouse Kobe Harborland Tower

★Latest Used-Property Contract Prices★
It’s almost directly connected to the large commercial facility umie and to Mosaic/Harborland.

Unlike Osaka, where prices have risen significantly, tower condos in Kobe are still relatively affordable, which honestly makes me a bit jealous—I actually want one.
Whenever I get a request for “I want to buy a tower condo in Kobe,” this is definitely one of the properties I highlight. It’s particularly recommended among Kobe properties.

CREVIATOWER KOBE HARBORLAND(クレヴィアタワー神戸ハーバーランド)

★Latest Used-Property Contract Prices★
Although it’s called a tower, it has exterior corridors. However, it’s located near umie, so shopping convenience is fantastic.

Many units have a nice view, which is a plus.

Map of Condominiums Along Kobe’s Waterfront

I haven’t covered all the condominiums and tower condos in Chuo Ward, Kobe City, but here’s a map showing the locations of the ones I managed to visit while running around the city center for about an hour, along with a list of approximate resale prices per tsubo.

Bonus

This is the yakiniku restaurant I frequented the most when I lived in Chuo Ward, Kobe City.
Their kalbi (rib meat) is amazing.

The Kobe Harborland Center, a commercial facility directly connected to JR Kobe Station:
  • Nishimatsuya
  • Birthday
  • Shimamura
  • Nitori
  • Daiso
  • Saizeriya
  • Gyomu Super (a discount supermarket)
  • Komeda Coffee
Even though there’s a big commercial facility called umie right next to it, the choice of tenants here might just be perfect for families with young children.

Now, on to Tarumizu!

The destination this time is Tarumizu!

Yes, PROUD TOWER TARUMIZU(プラウドタワー垂水)
!

It’s about 14 minutes by train from JR Kobe Station to Tarumizu Station.

I’ve only ever gotten off at this station to visit Marine Pia Kobe (the outlet mall), but now that a large tower condominium will be completed here, my expectations are pretty high.
(Marine Pia Kobe is currently undergoing renovation, but will have a grand reopening on November 26, so be sure to stop by after you visit the model room of Proud Tower Tarumizu in December or later.)

With 315 units plus commercial facilities developed on one site, the lot is quite large.
It’s only a 2-minute walk from the station, so the atmosphere will probably change dramatically once it’s finished.

Proud Tower Tarumizu will be practically connected to this shopping street, so it’ll be easy to do your shopping even on rainy days.
It might feel a bit strange having a 32-story tower condo in a shopping street with such a traditional vibe, but that’s just the way things go nowadays.

Now, I’ve arrived at the model room!

I’ve already written over 4,000 characters in the lead-up, so I’ll summarize the main content in the next article. Please stay tuned!
(Our family members have been dealing with illnesses this month, so it may take a little time to get the main article out…)

[Announcement 1] Sugoroku LINE Official Account

On this LINE official account, I’ll periodically share information about used condominiums that I find “great deals!” or that “I really want myself,” gathered from my daily searches.
Although my main activity as a blogger focuses on new-build condominium information, new condos have continued to rise in price recently, and I’ve also been getting more inquiries about used condos through free/paid consultations. So I’d like to be able to cover both new and used properties.

If you have a used condominium in mind, feel free to send me a quick inquiry or consultation via LINE, and I’ll respond promptly.
I’d really appreciate it if you’d register and add me as a friend!
