Hello!
This time, although it’s not in central Osaka, I’d like to share my visit to the model room of the Premist Tower Senrioka (プレミストタワー千里丘) and my thoughts on its pricing, as I’m personally paying a lot of attention to it.
It seems that around December of last year, a project presentation for this property was held for a limited 200 groups, and they have been guiding visitors in quite a selective manner.
Originally, they said they were limiting the number of people so that there would be as few lottery sales as possible in the first round of sales, but judging by how hot the new tower condo market has become recently, I anticipate that there will be at least a few units going to lottery.
To be honest, I had already visited the model room, but I just couldn’t find the right time to write an article about it and kept putting it off, so I’m late in sharing this post…
Not only with my main job but in general, putting things off doesn’t do any good at all…
Even if something feels like a hassle, once you start, it often ends sooner than expected. I want to be more aware than ever of starting tasks as early as possible!
And before I knew it, it’s already two whole months into 2025, which really makes me feel how quickly time passes. Meanwhile, sales for the first phase of Premist Tower Senrioka (プレミストタワー千里丘) have started on March 8. I hope you’ll have a look!
Now then, let’s get started!

Overall Impressions
Even outside central Osaka, tower condos come with a high price! But a tower condo directly connected to a station & commercial facilities is so appealing that a lottery may be inevitable!!Positive Highlights
- A 2-minute walk to JR Kyoto Line Senrioka Station via a covered pedestrian deck! Only 16 minutes by train to Osaka Station!
- Multiple commercial facilities on the lower floors of the condo! You can shop without getting wet in the rain!
- The landmark tower condo of the area
- No tall buildings in the surroundings, so every unit in the first round of sales has an open view!
- Extensive shared facilities
- Units on the 22nd floor and above have specs rivaling those in central Osaka (Fiore Stone countertops, touchless faucets, low-silhouette toilets, etc.)
- Compared to newly built tower condos in central Osaka, prices are about 20 million yen lower
Drawbacks
- Even on floors with an open view, the balcony is frosted (milky-white), so it’s harder to enjoy the view from inside (only corner units have transparent glass balconies)
- Although cheaper than central Osaka, it’s extremely high-priced for the Settsu City area
- Compared to most units in Osaka’s tower condos, only a limited number of units here will maintain a high resale value
Design
Let’s start with the exterior design.Since they’re redeveloping the area around the station to build this condo, it’s really lovely, and there are no tall buildings or condos nearby, so it will undoubtedly become a landmark!
Not only will the condo itself be built, but commercial facilities will be completed under the condo and across the road, so the atmosphere around the station will change completely.
Bright Stella Settsu Senrioka North (Block 2), which will be completed first this summer, is expected to include a medical mall, so for families with small children, it will be nice to have a hospital you can access immediately.
From the floor plans, the commercial facility under the condo, Bright Stella Settsu Senrioka South (Block 1), is from the 1st to 3rd floors, and it doesn’t just have many stores, but there’s also a large space that looks like it could hold a supermarket. So the idea of being able to go to the supermarket without getting wet in the rain is rather exciting.
(The 3rd floor of the commercial facility is equivalent to the 4th floor of this property.)
Just by having a supermarket, a drugstore, a café, some eateries, and a 100-yen shop, satisfaction should increase a lot, so I have high hopes for the tenants!

Bright Stella Settsu Senrioka South will have a rooftop garden with artificial turf. For families with small children, it might be a good place for kids to walk around, and you could also use it as a place to eat takeout from the commercial facility.
(This isn’t a resident-only facility.)
However, since the rooftop garden is located on the north side, residents on lower floors might need to watch out a bit for line-of-sight or noise.

Because the path to the station is via a covered pedestrian deck, you can get there without getting wet on rainy days unless it’s extremely windy rain.
The roof area over the pedestrian deck is quite large, so it’s not like those decks that only cover half the space, leaving you worried on rainy days. With this deck, commuting or going to school even on rainy days should be comfortable.
(When only half of the deck is covered, there are a lot of people using umbrellas on rainy days, which can get in the way and still get you somewhat wet…)
Just passing through here on your way home from work will lift your spirits, and there’s no doubt that being able to shop at the commercial facility on your way home will improve your quality of life!

Here is the entrance hall.
Although it has a calming design that conveys the warmth of wood, it’s very luxurious.
Even among Osaka’s tower condos, an entrance hall this grand is quite rare.
And having such a high-quality entrance hall for a property of around 300 units is truly wonderful!
With an entrance hall this impressive, your mood is instantly lifted.
The shared areas were designed by Nikken Sekkei!

Next to the entrance hall, there’s an owners’ lounge and a co-working space.
There isn’t a rendering, but there’s also a lobby lounge in the back.
Because the entrance hall is a place with a lot of foot traffic, ideally I would have liked a door or private seating in the co-working space. However, given the number of units, maybe we should just appreciate that they’ve provided these facilities at all.
The elevator hall is also cool!
It looks very high-end.
Note that there will be four regular elevators plus one service/evacuation elevator.

On the 4th floor, there’s a fitness room, a kids’ room, and a guest room.
The kids’ room isn’t very large, but for families with very young children, having a kids’ room can be extremely important on rainy or very hot days!
I have small children too, and I use the kids’ room fairly often—it’s a nice change of pace from being stuck at home when it’s raining.
The fitness room is located in the northwest corner and seems fairly large, so I imagine it’s quite satisfying.
By the way, the only time I’ve ever lived in a condo with a fitness room was back in high school; since then, I haven’t lived in a condo with a fitness room…
I might consider going for a condo with a fitness room the next time I purchase.
(For those who have a fitness room in their building, do you actually use it?)

On the 22nd floor, you’ll find a view lounge and a guest room.
The view lounge has an atrium spanning up to the 23rd floor, giving it superb openness and atmosphere!
The view lounge is on the northwest corner, facing the direction where you can see the fireworks at the Expo in summer.

This view lounge is lovely! Something about it reminds me of the sky lounge in “Premist Tower Utsubo-Honmachi (プレミストタワー靱本町).”
The two-story-high atrium design and the use of the walls feel similar in atmosphere, don’t they?
Incidentally, I’ve visited the sky lounge at Premist Tower Utsubo-Honmachi multiple times, and “it’s very nice”!

Pricing
Sales have already begun, but I’ll share some pricing details from a little while back.Phase 1 includes floors 16 and above, which have good views, so there are a lot of great view-oriented units available during the first round.
Depending on the registration situation for the first phase, the pricing for subsequent phases will be decided. Normally, if you go for lower floors, the price should drop. However, based on recent new condo trends, some new properties first sell out the higher floors with good views, and if those sell well, they release the lower floors at a price close to the mid floors (effectively a price increase). So it’ll be interesting to see how this property handles it.
Here’s a brief overview of the prices:
- Average price per tsubo: approx. 3.8 million yen
- Cheapest 2LDK: around 61 million yen (approx. 3.51 million yen per tsubo)
- Cheapest 3LDK: around 72 million yen (approx. 3.56 million yen per tsubo)
- Cheapest corner unit above 80m2: around 111 million yen (approx. 4.36 million yen per tsubo)
Floors 16–21 (Standard Floors)
Below is the price list for the standard floors.Up to the 21st floor, the interior specs are toned down compared to the upper floors of this property.
For the standard floors, even the corner units don’t go above 75m2—there’s no 80m2-plus layout—so if you want over 80m2, you have to aim for the 22nd floor or higher, which are considered Premium Floors.
Also, the cheapest 3LDK in the first round is on the 20th floor at around 72 million yen.
So it’s reached the point where a 3LDK even outside central Osaka is over 70 million yen, and it feels like the wave of rising new condo prices is spreading outward from central Osaka.
That said, on the 20th floor, no matter which direction—north, south, east, or west—the view is open, so you can enjoy an openness that you can’t usually get with tower condos in the middle of Osaka.
In some tower condos in central Osaka, even on the 30th floor or higher, you can still face other towers. Sometimes you might feel awkward about changing clothes near a window because there’s another tower across the way.
On the other hand, with Premist Tower Senrioka (プレミストタワー千里丘), even if you place a bench on the balcony and lounge around naked, you likely wouldn’t need to worry. That’s one of the perks of being in a suburban area.
If you’re looking at newly built tower condos in central Osaka, a 3LDK in the 70 million yen range is practically impossible right now, so those who want more space might find this property very appealing!
For those coming from a central Osaka new tower search perspective, “it’s more than 20 million yen cheaper than a new tower condo in central Osaka” and “directly connected to a station & commercial facilities” could be big selling points.
On the other hand, if you also look at pre-owned condos in central Osaka, there are still multiple properties in the six central wards of Osaka City that you can consider at around the same price range, so there would be plenty of choices if you can compromise on building age.
Whether you’re willing to compromise on building age, or the location/area, this is a key point when choosing a condo. If you’re set on “new construction” × “tower condo,” the price can feel high for the Settsu City area, but looking at Osaka as a whole, it’s quite an attractive property.
(A 2-minute walk via the deck, 16 minutes by train to Osaka Station, arriving in under 20 minutes door-to-door without getting wet—this is something I think Tokyo doesn’t offer in quite the same way.)
Now, here’s the price list.

Floors 22+ (Premium Floors) – Up to Floors 35 & 36 (Top Floors)
From the 22nd floor upwards, the interior specs become much nicer, so the satisfaction level of the interior space is higher. You could even say that the specs on the Premium Floors and above rival those of new tower condos in central Osaka.
For the middle units, there’s not an especially large markup in price compared to those on the 21st floor or below, so considering you get better specs, it might be worth stretching your budget a bit to aim for the 22nd floor or higher.
Corner units, except those on the northeast corner, are all above 80m2, with three sides open.
Only the northeast corner is under 80m2, and it’s the only corner unit that stays below 100 million yen. All of the other corner units start above 110 million yen, which is quite striking.
Even among the corner units, each layout has its pros and cons, but only the corner units have transparent glass on the balcony handrails. If you really want a nice view, you might be compelled to pick a corner unit. Still, it’s surprising to see so many units exceeding 100 million yen in Settsu City…
Regarding the top floors, when I inquired, the northwest corner on the 35th floor with 95m2 was around 190 million yen (approx. 6.58 million yen per tsubo).
There’s a big jump from the Premium Floors, so if you’re considering resale value, I feel that the Premium Floors might be more appealing than the top floors.

Conclusion
Wow, it seems we’ve reached an era where suburban new tower condos hover around 4 million yen per tsubo, and corner units can cost over 100 million yen as if it’s normal.Opinions on whether that’s high or whether it’s appealing vary from person to person, but as someone who has looked mainly at tower condos in Osaka City, I find it quite attractive.
During the first round of sales, they’ve been limiting the number of visitors, so some units will definitely go to a lottery, but I don’t think it’ll reach dozens of times over in competition because they’re capping the total number (200 groups + α for the priority previews).
I’m sure corner units will require a lottery, so you have to think carefully whether to go for a corner unit even if the competition is high, or aim for units with lower lottery odds.
Also, they may raise prices for subsequent sales phases, so for genuine buyers who plan to live here, targeting units with presumably lower competition in the first round might be wise.
By the way, if you’re looking for new tower condos around the same price range, the following properties might also be in your scope—consider them in parallel:
- City Tower Furukawa-bashi (シティタワー古川橋)
- Brillia Tower Minoh Senba TOP OF THE HILL (ブリリアタワー箕面船場)
- W TOWERS Minoh Senba (W TOWERS 箕面船場) ※Fixed-term leasehold
- Cielia Tower Nakanoshima (シエリアタワー中之島) ※Fixed-term leasehold (there are some lower-floor units in a similar price range)
That’s all for this time!
